Ty Pinc Access Statement.

Approach & Grounds

  • The Cottage is 5.5 miles from the A40 at Letterston and is approached via country lanes. The village of St. Nicholas can be found on travel maps such as the AA, RAC, or google.
  • The private lane leading to Ty Pinc, Llemair consists of stone and slopes down to the property. Care should be taken negotiating the bend into the drive. 
  •  

Parking

  • There is parking for up to 3 cars at the property.
  • The surface of the drop off point is near level to 900mm from the door and consists of paving.
  • Parking is some 6 meters on from the drop off point and is on gravel.
  • From the drop point up to the low threshold door is a gentle slope.
  • Near to the parking is the main door approached by a level path of paving to a step.
  • Lighting present in these areas to aid at night /darkness.

Entrance via low threshhold door

  • The low threshold doorway is located on the left of the property as you approach it. The door is single leaf, with two glass panels in the upper half. The door is of a contrasting colour to the surrounding walls, and has a vertical grabrail on the right. The door has a lever handle and opens inwards and has a clear opening of 840mm.

Lobby

  • The lobby provides access from the low threshold doorway to the ground floor of the property, and has a good colour contrast between floor and walls.

Laundry room

  • the laundry room is accessed fom the lobby via a doorway that opens inward with a clear opening of 840mm.  The door is a contrasting colour to the surrounding walls.

  • access via the utility area/hallway  via a doorway that opens inward with  a clear opening of 840mm.  The door is a contrasting colour to the surrounding walls and has a lever handle.
